What We Do
For many of our clients, our work begins at the point of site acquisition. Utilizing our proprietary databases we advise on the potential for residential development, including the optimal mix and sizes of units, values in the current market and future competition and demand.

Once a site has been acquired, based upon the massing, we refine the program for the best mix and sizes of units and the amenities and finishes that will optimize the lease up or sellout price. In conjunction with the owner and the project architect, we layout the floor plans incorporating view corridor considerations and to reflect the preferences and priorities of the specific target market.

Once design development is completed, we begin the marketing process by establishing the identity of the project and the theme that will best convey its unique aspect. The marketing process continues thereafter with the creation of marketing materials including web site, brochure, floor plans, advertising campaign and other collateral materials, as well as the creation of a sales or leasing office and model homes. In many instances we are asked to recommend consultants from our compilation of professionals whose work in their specialties has proven exceptional.

Our business model, which focuses on consultation rather than brokerage, provides a more objective and cost effective basis for serving our clients. For over thirty years we have provided the most insightful and dedicated service to our clients who are some of the most esteemed developers in the New York area.

Often, we analyze development values for underwriting purposes, including construction loans and  for equity participation. We also publish independent research on current trends in the rental and sale markets and publish a rental report on the Manhattan market.
